You should know that if there are issues during the final walk-through, the deal can be delayed or even killed. Experts say that the final walk-through is one of the most common reasons for a real estate closing delay.
Here are some of the most common issues:
1. THE HOME ISN’T EMPTY
When the homeowner doesn’t leave the house completely empty and leaves some items or furniture behind such as tools, paint buckets, sofas, tables, chairs, etc. This often happens, obviously, without the buyer’s consent so it can be a reason to kill or delay the deal.
2. THE HOME IS DIRTY
Nobody likes a dirty home and this is one of the most common reasons why a deal can be killed off right away. Presenting a property in bad shape says a lot about the property’s state and the maintenance that the previous owner gave to it, so don’t forget to keep things in a very good look and clean everything up.
3. NEGOTIATED REPAIRS AREN’T COMPLETE
Home buyers often perform home inspections before buying a house. These home inspections lead to a series of repairments or fixes that should be done by the time of the final walk-through so both parts can close the deal and buy/sell. When these negotiated repairs don’t happen, things start to get complicated and the buyer’s in all of his right delays the deal or even kills it immediately.
4. INCLUDED APPLIANCES AREN’T WORKING
You have to make sure that appliances such as the refrigerator, freezer, the stove’s burners, the oven, the dishwasher, the washing machine, the dryer, and any other appliances are working properly as it is previously agreed on the contract.
5. WALLS ARE DAMAGED
Damaged walls look really, really bad, so any lack of painting, damage or blank wall that needs a coat of paint or a fix should be done asap so it doesn’t get between you and your business.
