What to Consider When Looking for a House in Dubai

Looking for a house in Dubai? It’s not easy finding the perfect one for you. Whether you want to rent or purchase a house, the process might take a while. There are plenty of villas and apartments for sale or rent in Dubai, but it’s not as simple as it sounds. If you have a specific vision or aesthetic in your mind, you probably won’t find it effortlessly, and you might have to compromise.

This decision requires some thinking and careful planning, as there are many factors that you should determine before you even start looking. Do you want a villa or an apartment? How much are you willing to pay? Where do you want the house to be located?

So, before looking for a house in Dubai, here’s what you need to consider:

  • Type of property

Before buying a house, it’s essential to think about the type of property you’re looking for. There are mainly three types, as follows:

  • Freehold properties

If you’re looking to buy a flat or a house in Dubai, you’re looking for a freehold property. These properties can be rented, sold, or inherited. Keep in mind that you’ll have to purchase one through a real estate developer.

  • Commonhold properties

Similarly, when investing in commonhold properties, you’ll be investing in condominiums, apartments, or non-residential units. Again, just like freehold properties, you have the right to buy, sell, or rent the property.

What differentiates it from freehold properties is that owners have to pay for property maintenance.

  • Usufruct properties

The last type of property is the usufruct property. It involves a long-term lease for investment. In that case, the investor doesn’t have the right to change or amend the property in any way.

  • House’s location

Choosing the house’s location is overwhelming. If it’s too far from your workplace or where you run your errands, you’ll face major inconvenience. Therefore, it’s essential to think about the house’s location, along with its price, neighbors, and amenities, before purchasing.

You can ask yourself, is it close to your job? Is it close to everything you need? Can I afford it? No one wants to waste two-thirds of their salary on a house in Dubai. With monthly expenses, you wouldn’t afford to do any activities. That’s why it’s essential to always stick to a budget.

  • House costs

You find a house, you love it, but you can’t afford it. This is a common problem among many. It’s not only about the property value but about the expenses the house will cost you monthly.

If you’re looking for a house in Dubai, set a budget and tell your real estate company about it. Make sure to have a financial plan set to avoid any surprises along the way.

  • The ideal layout

The interior plan of each building differs; it depends on the space, the number of rooms, and the engineer behind it. So, when looking for a house in Dubai, you’d have to look at multiple ones before finding one that suits you.

  • What amenities are you looking for?

If you choose to live in an apartment or a houses compound, you’ll know there are multiple amenities. Most of them include a shared gym and swimming pool. Some even have a game room.

Other amenities to consider:

  • Parking spots
  • Storage areas
  • Security
  • Utility costs

You don’t always find all the amenities in a house in Dubai. So, there might be some sacrifices. But, if you decide to compromise, make sure it’s still within your budget.

  • The neighbors

Before choosing a house, it’s always important to ask about the neighbors. They’re going to be part of your daily life, so can you imagine if they’re loud or inconsiderate?

Hence, always check if the neighbors are friendly, respectful, and considerate.

  • The pet policy

If you have a pet, you’ll have to consider the pet policy before signing a lease of any house in Dubai. Some houses only allow certain pets; others have a nonrefundable deposit.

  • Read the lease

Don’t sign a lease before reading it first. It’s always a good idea to let a lawyer read it to make sure that there isn’t anything hidden between the lines.

Always keep an eye on the rules and find out all you need to know about the lease’s duration, regulations, etc.

Overall, when you find a house in Dubai that you love, keep an eye on the location, price, and most importantly, the lease. Of course, make sure to stick to your budget to live comfortably.
